Total of 120 Structures, 178 faces, both steel and wood. We have 85 structures with 135 faces in NW Missouri, from St. Joseph, north to Mound City. Another 31 structures with 36 faces in Kansas, mostly along Hwy 36, and 4 structures with 7 faces in Nebraska, (Falls City and Rulo area). We currently have only 137 out of 178 faces sold (77% occupancy). Current billing is $32,000 per month, moving toward $35,000. Potential for over $42,000 per month gross income. Total fixed annual expenses of $72,300 are only 18.6% of total current annual billing of $384,000. These include land rent ($46,000 / 12% of annual billing), taxes ($8,784), Permit fees ($4,100) and electrical ($13,421).

Our 8 year old, 1368 sq. ft. fully furnished office building and 2.5 acres of land in an un-zoned County just north of St. Joseph MO are included in the package, along with computers, software, sales proposals, records, etc, making this a complete turnkey operation. Just move in and take over. All financial records since mid 2009 are in Quickbooks for easy verification of the facts and figures.

We designed and built our office as a 3 bedroom home with office space, full kitchen & bath, patio, etc. It is currently set up exclusively as an office and is not used as living quarters, but could be used as living quarters and offices.
